Bentley Town Council Approves Land Sale, Moves Forward with Tax Sale at May 13th Meeting

Bentley Town Council convened on May 13th for its regular meeting, addressing a range of topics impacting the community. Key decisions were made regarding land sales, delinquent properties, and inter-municipal agreements.

Land Sale Approved in Sunset Heights:
The council approved the sale of a lot at 5606 48A Street Close in the Sunset Heights Subdivision to Gerald and Vivianne Revet for $85,000. The sale is subject to standard conditions, including the purchasers' due diligence. Council confirmed that a shop/garage could be built within 5 feet of the back alley, and that an attached covered deck was permissible with a small variance. A request to convert a sea can into a shop or shed was denied, as it is prohibited in the Land Use Bylaw. The sale is expected to be finalized by May 30, 2025.

Tax Sale of Delinquent Properties to Proceed:
The council voted to proceed with a public auction of delinquent properties, scheduled for October 16, 2025, at 2:00 PM in the Council Chambers. Reserve bids for the tax sale properties were established. Mayor Rathjen recused himself from the discussion and vote on this item due to a potential conflict of interest. Councillor Valiquette moved the motion to approve the tax sale terms and conditions, stating it was a necessary step to recover outstanding taxes and ensure fairness to all property owners.

Fire Services Agreement Review Committee Terms Approved:
Council approved the terms of reference for a Fire Services Agreement Review Committee. This committee, comprised of representatives from the Village of Alix, Clive, the Town of Bentley, the Town of Eckville, and Lacombe County, will discuss rates and cost recovery associated with fire response within Lacombe County. Councillor Grimsdale emphasized the importance of this committee, noting that it "will allow us to collaboratively address the costs of providing fire services across the region and ensure a sustainable model for the future."

PAMZ Update:
Kevin Warren, Executive Director of Parkland Airshed Management Zone (PAMZ), provided an update on air quality monitoring in Bentley. According to the presentation, levels of ambient Hydrogen Sulfide (H2S) have decreased significantly over time, and the air quality in Bentley is currently considered to be quite good. The presentation is available on the Town of Bentley website. Councillor Eastman moved to accept the presentation as information.

Other Business:
The council also reviewed correspondence from Lacombe County and the Bentley Fire Department. Council reports were also accepted as information. The meeting adjourned at 8:06 PM.
